The amendment proposes to update to the Shire’s existing Local Planning Scheme 9
(LPS 9) to follow the model provisions as per the Planning and Development (Local
Planning Schemes) Regulation 2015, insert Gingin Brook provision into Special
Control Area No. 1, and minor mapping changes in order to accurately reflect the
updated reserves and zones, additional uses and rezoning of special use zones.
The amendment proposes to rationalise DA 4 by transferring various lots and
reserves from ‘Development’ to ‘Residential (R60)’, ‘Local Centre’, ‘Lakes and
Drainage’ ‘Local Road’, and ‘Public Purposes – Primary School’, and to remove
‘Additional Use No. 9’ (AU 9) from ‘Table 6 – Additional Uses’ of the scheme text.
The amendment proposes to rezone Lots 10, 11 and 800 Hamilton Street, Cannington
from the ‘Other Regional Roads’ reservation to the ‘Centre’ zone, and to amend the
scheme map accordingly.
The amendment proposes to insert ‘Additional Use No. 28 – Warehouse/Storage’ in ‘Schedule 2 – Additional Uses’ of the scheme text, and to amend the scheme map accordingly.
The amendment proposes to rationalise various lots and reserves by rezoning land from:
• ‘Urban Development’ to ‘Residential (R30, R40, R60)’
• ‘Urban Development’ to ‘Public Open Space’ (POS)
• ‘Urban Development’ to ‘Local Road’
• ‘Urban Development’ to ‘Service Commercial’
• ‘Urban Development’ to ‘Mixed Use (R40)’
• ‘Urban Development’ to ‘Commercial (R100).’
The ASP No. 40 and No. 76 scheme text and maps are to be amended accordingly.
Introduce a General Industry, Strategic Infrastructure and Special Control area to facilitate the development of renewable energy facilities (introduced as an additional use) and workforce accommodation (Hyenergy proposal).
The amendment proposes to rezone Lots 337-342 Forrest Street and Lots 343-346
Havelock Street, from ‘Residential’ (R10) to ‘Light Industry’, and to amend the scheme maps accordingly.
The amendment proposes to normalise the zoning and R-coding over the established portions of the area affected by the ASP 57. The ASP 57 is to be amended in response to the zoning, local scheme reserves and residential density cods being placed in the Local Planning Scheme.
The amendment proposes to rationalise various lots and reserves within the Jindalee North Agreed Local Structure Plan No. 88. The following land rezonings are proposed:
• ‘Urban Development’ to ‘Residential’ (R30 and R60)
• ‘Urban Development’ to ‘Commercial’
• ‘Local Scheme Reserve – Public Open Space’
• ‘Local Scheme Reserve – Local Road’
• ‘Local Scheme Reserve – Public Purposes, and
• ‘Local Scheme Reserve – Environmental Conservation’
Schedule 7 (Centre and Commercial Zones) and the scheme maps are to be amended accordingly.
The amendment proposes to insert ‘Additional Use No. 20’ (‘Tavern’) in Schedule 1 –
Schedule of Additional Uses of the scheme text, and to amend the scheme map
accordingly.
