The amendment proposes minor modifications to correct errors and omissions from the completion of Local Planning Scheme 12. The amendment also proposes to insert conditions at Schedule A – Item No. 26, to stipulate circumstances under which development approval is not required for the removal trees.
The amendment proposes to rezone the subject lots from ‘Agricultural Resource’ to ‘General Industry’ and remove Additional Uses No. 7 and No. 20 from Schedule 3 of the Local Planning Scheme. The proposed amendment is to facilitate future industrial development within the Muchea Industrial Park consistent with Shire of Chittering Local Planning Strategy (2019) and the Muchea Industrial Park Structure Plan (2022).
The amendment proposes to rezone Lot 106 (No. 88) Hale Road, Forrestfield from ‘Residential’, ‘Mixed Use’ and ‘Public Purposes’ to ‘District Centre’. The proposed amendment is to facilitate the redevelopment of the subject site for use as an integrated health/community hub and show room, by consolidating the current zonings and permissible land uses.
Amendment 23 proposes to rezone Lot 7876 (subject site) from ‘Rural’ to ‘Rural Smallholdings’, insert the subject site at Schedule 3 of the Scheme and amend the Scheme Map accordingly. The proposed amendment will facilitate the subdivision and development of three rural living lots, consistent with the Boyup Brook District Structure Plan Area No. 4.
Amendment 9 is an omnibus amendment that involves numerous textual and mapping changes
to the Scheme and Scheme Maps. The Amendment also introduces a new ‘Independent Living
Complex’ land use; amends the land use permissibility for a number of land uses; changes to
account for new development and acquisition of land for ‘Public Open Space’ and amends the
zoning and reservation of a number of land parcels and definitions in the Scheme to correct
minor anomalies and inconsistencies.
Amendment 2 proposes scheme text modifications applicable to the consideration and approval of subdivisions under the Swan Valley Planning Scheme. The amendment includes the insertion of Clause 39A to provide for discretionary decisions by the Western Australian Planning Commission to approve subdivisions that are not fully compliant with an additional site and development requirements. The amendment also proposes modifications to Schedule 5, regarding subdivision succession provisions and application of minimum lot size requirements.
Amendment 3 proposes to rezone Lot 501 (No. 130) Hamersley Road, Caversham from ‘Priority Agriculture’ and ‘Parks and Recreation’ reserve to the ‘Special Use’ zone. The amendment also proposes to insert Special Use No. 2 at Schedule 4 of the Scheme, to guide future land uses and subdivision within the amendment area. The amendment is to facilitate preparation of the Lot for divestment.
Amendment 202 proposes to rezone land from ‘Industrial Development’ to ‘General Industrial’ and
‘Service Industrial’, and ‘General Industrial’ to ‘Service Industrial’, along with the introduction of
‘Additional Uses’. Amendment 202 also proposes rezoning of land from the ‘Industrial Development’
zone to ‘Local Scheme Reserve – Public Use’, and from ‘Industrial Development’ to ‘Conservation’.
Scheme text amendments related to land use permissibility are also proposed.
Amendment 0068/57 proposes to rezone a portion of Lot 61 Coalfields Road, Roelands from the ‘Rural’ zone to ‘Urban Deferred’ under the GBRS. This portion of land is proposed to be amalgamated with Lot 42 Government Road.
Amendment 21 proposes to rezone Lot 13129 from the ‘Rural’ zone and the ‘Public purposes’ reserve to the ‘Light Industry’ zone.
