EPA Report 1353 - Rezoning of portions of Lots 5243, 9504 and 9505 Perth-Lancelin Road

The Environmental Protection Authority has released advice and recommendations to the Minister for Environment on the proposal by the Shire of Gingin to Amend their Town Planning Scheme to rezone portions of Lots 5243, 9504 and 9505 Perth-Lancelin Road, Lancelin from 'Rural' to 'Urban Development' zone.

The Amendment area is located south of the existing Lancelin townsite. It straddles Lancelin Road to the north, and is bound by Old Lancelin Road to the west containing cleared farmland and remnant native vegetation.

EPA Chairman Paul Vogel said that the EPA considers that the Amendment can only be implemented if the Outline Development Plan is modified to provide an area for Public Open Space within the Outline Development Plan, or adjacent to the Outline Development Plan, in order to protect significant environmental values.

'At present the Outline Development Plan prepared for the Amendment area contains no areas of remnant vegetation to be retained and the significant values of the site would be lost due to development,' Dr Vogel said.
