The amendment proposes a scheme text amendment to delete ‘Ancillary
Accommodation’ land use from ‘Table 1 - Zoning and Use Classes’ in Local Planning
Scheme No.2.
Amendment 60 is an omnibus amendment that proposes numerous modifications to the scheme as an interim step to the preparation of a new local planning scheme. The amendment proposes to: introduce rezoning and scheme map modifications; introduce new land use permissibilities (including Service Stations and Renewable Energy Facility); introduce new development provisions; ensure consistency with the Planning and Development (Local Planning Schemes) Regulations 2015 and the addition of supplemental provisions; and amend minor errors and omissions in the Scheme text and maps. The amendment includes transfer of part of the Murujuga National Park on the Burrup Peninsula (the Peninsula) and parts of the Dampier Archipelago Islands (the Islands) from ‘Public purposes – Telecommunications’ reserve, ‘Strategic Industry’, ‘Infrastructure’ and ‘No Zone’ to ‘Conservation, Recreation and Natural Landscapes’.
The amendment proposes to extend ‘Additional Use 13 (Schedule 2)’ and modify ‘Restricted Use 15 (Schedule 3)’, to enable ‘Transport Depot (A)’ as a future land use over Lot 812 Vale Road, Hazelmere.
Amendment 117 proposes normalisation of a number of structure plans by amending
the Scheme Map to zone and reserve the ‘Urban Development’ zoned portions of land
within the Structure Plan areas as ‘Residential’ and ‘Local Open Space’.
The amendment proposes to insert new Clauses 6.4.6 and 6.10.4(c), to introduce
minimum lot sizes of 2 hectares (ha) and 4 ha applicable to the ‘Special Rural’ (SR)
and ‘Hills Landscape Protection’ (HLP) zones respectively, renumber Clauses 6.4.6 –
6.4.9 and 6.10.4(c) – (q), and delete the plan over Lot 491 and part Lot 643 Hines
Road, North Dandalup from ‘Schedule 9 – Hills Landscape Protection Zone’.
The amendment proposes to rezone various lots and reserves within the Marbelup and
Cuthbert localities from ‘Rural’ and ‘Infrastructure Services’ to ‘Rural Residential’, ‘Rural
Smallholdings’, and ‘Drainage and Waterway’. The scheme maps are to be amended
accordingly.
The amendment proposes to rezone Lot 9508 Burt Parkway from ‘Public Open Space’
(POS) to ‘Residential (R20 and R35)’ and ‘Local Road’, and Lot 8006 Murray Walkway
from ‘Residential (R10)’ to POS, respectively.
Amendment 8 proposes normalisation of the Byford Central Local Structure Plan; the
Lot 2 Nettleton Road, Byford Local Structure Plan; and the Marri Park Estate Lot 3
Larsen Road and Lot 3 Alexander Road Local Structure Plan, by amending the
Scheme Map to zone and reserve the ‘Urban Development’ zoned portions of land
within the Structure Plan areas as Residential, Public Open Space and Local Road.
The amendment proposes to rezone Lot 709 Armadale Road, Banjup from the ‘Rural
– Water Source Protection’ zone to the ‘Urban Deferred’ zone, to enable future urban
land uses (including residential development).
The amendment is to rezone approximately 16.48 ha from ‘Rural’ zone to the ‘Urban’
zone and ‘Parks and Recreation’ reservation in the Metropolitan Region Scheme
(MRS)
