The amendment proposes to rezone Lot 246 (No.25) Roberta Avenue, Halls Creek from
the ‘Tourism’ zone to the ‘Mixed Use’ zone and amend the Scheme Map accordingly.
The amendment is proposed to facilitate the development of a residential care facility.
The amendment proposes several changes, including inserting new land use
definitions for ‘Cabin’, ‘Chalet’, ‘Road House’, Workforce Accommodation’, and
‘Tourist and Visitor Accommodation’, amending and deleting several references to
redundant land use classes, and inserting five new land uses and associated
permissibility in ‘Table 1 – Zoning Table’ of the scheme text.
The amendment proposes to introduce a new 'Urban Development' zone over which the East Mukinbudin Structure Plan 1 will take effect, as well as to rezone Lots 91 and 66 Bent Street from 'Rural' and 'Road' to 'Urban Development', and a portion of Lot 90 Koorda-Bullfinch Road from 'Rural' to 'Town Centre', respectively.
The amendment proposes to rezone the above lots from the ‘Urban Development’ zone to the ‘Light Industry’ zone and amend the Scheme Map accordingly
The amendment proposes to update to the Shire’s existing Local Planning Scheme 9
(LPS 9) to follow the model provisions as per the Planning and Development (Local
Planning Schemes) Regulation 2015, insert Gingin Brook provision into Special
Control Area No. 1, and minor mapping changes in order to accurately reflect the
updated reserves and zones, additional uses and rezoning of special use zones.
Introduce a General Industry, Strategic Infrastructure and Special Control area to facilitate the development of renewable energy facilities (introduced as an additional use) and workforce accommodation (Hyenergy proposal).
The amendment proposes to rezone Lots 337-342 Forrest Street and Lots 343-346
Havelock Street, from ‘Residential’ (R10) to ‘Light Industry’, and to amend the scheme maps accordingly.
The amendment proposes to rezone a portion of Lot 500 Madigan Road, Gap Ridge from Rural Residential to Tourism. The amendment will resolve split zoning across the lot and facilitate an extension of the adjoining workers accommodation village.
The amendment proposes the following rezonings and associated
modification of the scheme maps: Lot 31 Marshall Street, Hyden from ‘Rural’
to ‘General Industry’; Lots 1, 2, 8, 9, 10, 11 & part Lot 9500 Munday Loop,
Hyden from ‘Urban Development’ to ‘General Industry’; Meeking Crescent,
Hyden, to be recognised as a Local Road Reserve; and a number of scheme
text changes.
The purpose of this omnibus amendment is to amend several parts of the scheme consistent with the ‘Report of Review’ considered by the Western Australian Planning Commission in May 2022. This Amendment includes rezoning and mapping changes.
