Amendment 4 proposes to rezone Lots 160, 161 and Lots 221-223 Hepburn Street, Mount Magnet, from ‘Residential’ to ‘Special Use’, deleting the Residential Design Codes – Volume 1 (R-Codes) designation and amending the Scheme Map accordingly.
The scheme will give effect to the Redcliffe Station Precinct Improvement Scheme No.
1 (RSPIS No. 1) (including scheme text and map), associated with Improvement Plan
No. 45: Redcliffe Station Precinct.
The amendment proposes to insert ‘Community Purpose’ in ‘Schedule 2 – Additional Uses’ over Lot 35 Welshpool Road East, Wattle Grove.
The amendment proposes to transfer approximately 53.6 ha of land from the ‘Rural – Water Protection’ zone to the ‘Urban’ zone, and 3.8 ha of from Rural to ‘Regional Open Space’ and ‘Water Catchments’ reserve.
To rezone approximately 123.5 hectares of land in Wattle Grove from the Rural zone to the Urban zone
The amendment proposes to insert ‘Restaurant/Café’ as an additional use in existing ‘Additional Use 37’ (Schedule 2), applicable to Lots 810 and 811 Wanneroo Road, Wanneroo, and to modify existing text for ‘Shop’.
The amendment proposes to amend existing Additional Use 14 – ‘Food and Beverage Production (Discretionary (D))’ by amending the limit of occupation of ‘Food and Beverage Production ‘D’ to 900m2, and inserting ‘Reception Centre’ as a ‘D’ land use, limited to 470m2.
The amendment proposes several changes, including to rezone various lots within Forrestdale Townsite East Urban Precinct (the precinct) from ‘Rural Living 2’ to ‘Urban Development’, amend ‘Schedule 8’ to give effect to ‘Development Area No. 73’ (DA 73), amend ‘Special Control Area Map 1’ by deleting ‘Sewerage Treatment Plant’ on Lots 510 and 5060 Waterworks Road, Haynes, and amend ‘Special Control Area Map 3’ by inserting ‘DA 73’.
The EPA acknowledges that an area of ‘Public Purposes – Drainage’ reservation within the precinct is proposed to be transferred to the ‘Urban Development’ zone as part of the final adoption of the amendment.
Amendment 60 is an omnibus amendment that proposes numerous modifications to the scheme as an interim step to the preparation of a new local planning scheme. The amendment proposes to: introduce rezoning and scheme map modifications; introduce new land use permissibilities (including Service Stations and Renewable Energy Facility); introduce new development provisions; ensure consistency with the Planning and Development (Local Planning Schemes) Regulations 2015 and the addition of supplemental provisions; and amend minor errors and omissions in the Scheme text and maps. The amendment includes transfer of part of the Murujuga National Park on the Burrup Peninsula (the Peninsula) and parts of the Dampier Archipelago Islands (the Islands) from ‘Public purposes – Telecommunications’ reserve, ‘Strategic Industry’, ‘Infrastructure’ and ‘No Zone’ to ‘Conservation, Recreation and Natural Landscapes’.
The amendment proposes to extend ‘Additional Use 13 (Schedule 2)’ and modify ‘Restricted Use 15 (Schedule 3)’, to enable ‘Transport Depot (A)’ as a future land use over Lot 812 Vale Road, Hazelmere.
