The amendment proposes various changes to the scheme text and maps in alignment with the ongoing development of the Ocean Reef Marina precinct. This includes modification to buildings height limits, a reduction in public open space provisions and text updates to clarify the development application processes, including development approval requirements for Bush Forever areas.
The amendment proposes to rezone Lot 1 (No. 541) Robinson Street, Kingsford from ‘Priority Agriculture’ to ‘Light Industry’ and amend the scheme maps accordingly.
The scheme amendment proposes to normalise the Banksia Grove local structure plan and district centre plan by reclassifying various land parcels in the Urban Development zone to Residential and Commercial zones and Public Open Space, Public Purposes, Drainage/Waterway, Local Road and Environmental Conservation local scheme reserves; applying Residential Density codes to Residential zoned lots; and deleting text from Schedule 7 (Centre and Commercial Zones) of the scheme.
Amendment 19 is an omnibus amendment that proposes to remove various lots from the Special Control Area – Development Area boundary, rezone lots from Urban Development to Residential (R20, R30 and R40 densities) and/or Public Open Space Reserve or Local Road Reserve and from Residential to Local Road Reserve. Provision 10 is also proposed to be inserted into Schedule 3, Table 6 – Site and Development requirements of LPS 8 to specify land use requirements regarding wastewater management for land in Picton.
The amendment proposes the rationalisation of several local development plans associated with Lots 6 and 27 Abernethy Road, ‘The Glades, Byford’, and ‘Byford West’ LSPs, and administrative scheme text changes.
The amendment proposes to normalise the zoning of Lot 500 on Deposited Plan 427946 as Residential R30 and Lot 501 on Deposited Plan 427946 as Public Open Space, within the Byford Local Structure Plan, and amend the scheme maps accordingly.
The amendment covers 61.3 hectares and proposes to rezone land from ‘Place of Public Assembly’ and ‘Residential and Stables’ zones to ‘Residential’ and ‘Mixed Use’ and rezone ‘Mixed Use’ and areas with no zoning to ‘Commercial’. In addition, the amendment proposes to establish density codes and land use permissibility provisions in and around the Ascot Racecourse to guide the future use and development of the land.
The amendment proposes to amend Lot 49 Capel Drive, Capel R-Codes from ‘R2.5’ to ‘R5’ and remove the ‘Additional Use No. 5’ designation from Schedule 1 of the Scheme
