Amendment 44 proposes to introduce a Special Control Area (SCA) over the above land to allow it to be treated as one site, for the purposes of calculating plot ratio and tenant car parking.
The Western Australian Planning Commission proposes to transfer approximately 10.78 ha of land forming part of Lot 800 Canning Road, Carmel (Heidelberg Park) from the Parks and Recreation reservation to the Urban zone. The proposed Urban zoning will allow for aged persons facilities, residential development and public open space for recreation and conservation purposes following a local scheme amendment, detailed structure planning and subdivision approval.
The City of Busselton proposes to re-instate provisions requiring development approval for development within the following Special Control Areas - Landscape Value Area, Wetland Area, Coastal Management Area, Special Character Areas, Airport Protection Area, Waste Water Exclusion Area and Waste Water Buffer Area, and Floodway Area.
The Western Australian Planning Commission proposes to transfer approximately 9.02 ha of land from the Urban zone to the Parks and Recreation reserve to facilitate recreation and conservation uses.
Amendment 6 proposes to permit the uses off ‘Bed and Breakfast’, ‘Holiday Accommodation’ and ‘Holiday House’ into the Scheme. This would allow short term accommodation such as Air BnB to be managed and controlled in the City of Vincent.
Amendment 6 proposes to introduce ‘Caravan Park’ as a discretionary land use to Lot 205 Orleans Bay Road, Condingup, update the description of the land, and introduce conditions associated with the use of the land as a caravan park.
Amendment 6 proposes to re-word Clause 32.3 (1) of the Scheme Text concerning laneways. The clause provides guidance on the ceding of rights-of-ways and laneway widening in the City.
Amendment 43 proposes rezone part of Lot 22 Bussell Highway, Yalyalup from ‘Tourism’, ‘Special Use 15 (Road Purposes) and ‘Reserve for Recreation” to ‘Special Use 27 (Yalyalup Development), and include the land within ‘Special Provision Area 23’. This is to facilitate the development of the land for residential purposes as part of the ongoing development of the Provence Estate.
Amendment 4 proposes to change the scheme text to limit the net lettable area to 200sqm of Fast Food Outlets where applied for in the ‘Mixed Use’ or ‘Neighbourhood Centre’ zones, and to not permit Fast Food Outlets where applied for in those zones and located on Broadway, Hampden Road or Waratah Avenue.
Amendment 9 proposes to insert a new sub-clause into the Scheme Text to ensure that development for single and grouped dwellings consider landscape requirements that provides for tree planting. The City’s aim is that this will soften single and grouped development outcomes in the density transitional areas.
