The amendment proposes to modify text at Schedule 2 of Local Planning Scheme 3 to restrict the type of signage/advertisements exempt from development approval requirements.
The City of Gosnells has initiated Amendments 166 to zone land from General Rural to Business
Development. The Amendment areas is known as Precinct 3B within the Maddington Kenwick Strategic
Employment Area.
The City of Gosnells has initiated Amendment 169 to zone land from General Rural to Business
Development. The Amendment area is known as Precinct 2 within the Maddington Kenwick Strategic
Employment Area.
The amendment proposes to:
• amend the TPS1 Zoning Table Scheme Text by modifying the permissibility of some land uses within the Zoning Table; and
• amend Local Planning Policy No. 32 – Exemptions from Development Approval.
The amendment proposes an Additional Use (A18) to enable the development of grouped dwellings and amending ‘Table 2 – Specified additional uses for zoned land in Scheme area’ to include grouped dwellings as Additional Use Area No.18 and amending the scheme map accordingly.
The amendment proposes to update the City’s existing ‘Significant Tree’ provisions with modern standards that introduce the ability to impose tree preservation orders into the TPS. This includes deleting and replacing existing Clause 4.18 (with subset clauses) of the Scheme Text to provide certainty, guidance and enforceable provisions for Tree Preservation, Tree Preservations Orders, Notice of Tree Preservation Orders, Emergency Tree Preservation Orders, Destruction of trees, Register of Tree Preservation Orders.
The amendment proposes to provide planning controls to address the location of outlets that are primarily for sale of smoking related implements by modifying the definition of ‘Restricted Premises’ to include ‘or (c) smoking related implements’.
The Amendment proposes to reclassify ‘Community and Cultural’ land use group from ‘P’ (preferred use) to ‘C’ (contemplated use) across six precincts.
The amendment proposes to remove the permissibility of the ‘Service Station’ land use in the ‘Mixed Use’, ‘Local Centre’, ‘District Centre’ and ‘Regional Centre’ zones. The amendment also proposes to insert scheme text to prevent the ‘Service Station’ land use class in areas adjoining or adjacent to ‘Residential’ or ‘Mixed Use’ zones.
The amendment proposes multiple changes to the Scheme, including insertion of new provisions, modification of residential density coding and changes to the Scheme map to support the implementation of the proposed Kardinya District Centre Activity Centre Plan.
