To amend reservations and zonings in the Metropolitan Region Scheme consistent with the Alkimos-Eglinton Structure Plan.
The main elements of the amendment with the potential to impact on the environment are:
The Greater Bunbury Region Scheme (GBRS) defines the broad pattern of land use for the City of Bunbury and the Shires of Harvey, Dardanup and Capel. The main purpose of the GBRS is to provide the statutory basis for implementing region plans such as the Bunbury - Wellington Region Plan (WAPC, 1995) and Greater Bunbury Structure Plan (WAPC, 1995) to ensure that regional facilities such as regional open space and regional roads are provided. The GBRS includes regional reservations and broad land use zones.
The Shire of Harvey proposes to amend District Planning Scheme No. 1 by rezoning Lot 5 Old Coast Road, Leschenault (Pt Loc 23, Plan 7938) from “Tourist” zone and “Recreation” reserve to “Residential Development” zone, “Tourist” zone, “Recreation and Conservation” reserve and “Modified Water Body”.
The Concept Development Plan associated with Amendment No. 13 comprises several components:
Appeals were allowed in part on 8 May 2006 for further assessment in relation to risks posed by acid sulphate soils. This assessment has been superseded by the assessment of Harvey District Planning Scheme No. 1 Amendment No 13.
The Hope Valley Wattleup Redevelopment Project Master Plan is a scheme pursuant to the Environmental Protection Act 1986. In accordance with the requirements of the Hope Valley-Wattleup Redevelopment Act 2000, the scheme was referred to the EPA for the EPA to make a decision on whether or not to assess the scheme.
The Redevelopment Area is close to coastal industrial development that includes the Kwinana Industrial Area, Western Australia’s main heavy industry location. The Master Plan proposes a change in land use for the Redevelopment Area to predominantly industrial and commercial land uses. Current land uses are mixed and include two townsites, extractive industries, other industry, waste disposal, market gardens, turf farms, nurseries and other rural uses, rural residential, cleared land and bushland.
The Redevelopment Area is:
The City of Armadale’s Amendment No 143 to Town Planning Scheme No 2 proposes to rezone Part Lot 449 Taylor Road and Lot 501 Oxley Road, Forrestdale from “General Rural” to “Special Use-Rural/Residential”.
The amendment area is located in the City of Armadale on the Jandakot Groundwater Mound and west of Forrestdale Lake. Part of the Jandakot Botanic Park is located immediately to the north. The land is generally flat with a high water table, is mostly cleared and has been used predominantly for agricultural purposes.
Current land uses include a native flower farm on Lot 449 Oxley Road, horse training and agistment and hobby farming. A poultry farm located on Lot 434 Taylor Road (not part of the amendment) has approval to extend its operations and the capacity of five of the sheds will be increased by approximately 50%. The odour buffer will therefore need to be further extended to the south and west potentially affecting the possibility of subdivision on lots 6 & 7 Wolfe Road and Lot 432 Oxley Road.
The Western Australian Planning Commission (WAPC) has prepared a Region Scheme for the Peel Region, known as the Peel Region Scheme (PRS), pursuant to the Western Australian Planning Commission Act 1985. The WAPC, the Responsible Authority, proposes to recommend to the Hon Minister for Planning that the PRS be submitted to Parliament for final approval.
Section 48D of the Environmental Protection Act 1986 requires the EPA to report to the Minister for the Environment on the environmental factors relevant to the PRS and on the conditions and procedures to which the PRS should be subject, if implemented. In addition, the EPA may make recommendations as considered necessary.
This is the EPA's assessment of the proposed Metropolitan Region Scheme (MRS) Amendment 1010/33 – Port Catherine. The Port Catherine MRS Amendment has been initiated by the Western Australian Planning Commission (WAPC) to facilitate the redevelopment of the former South Coogee industrial area into the Port Catherine marina and residential estate.
To amend the Metropolitan Region Scheme to accommodate modifications to the zones and reserves in the Clarkson-Butler district, including the following:
The Shire of Manjimup initiated Amendment 82 to Town Planning Scheme No 2 for the purposes of allowing the continued operation of two saw mills in the Northcliffe townsite and rezoning adjacent land from "Residential" to "Service Industrial" as a buffer for those users.
