The amendment proposes to increase residential density from R30 to R160, and to introduce additional provisions to the scheme text to control future development.
The amendment proposes the following rezonings and associated
modification of the scheme maps: Lot 31 Marshall Street, Hyden from ‘Rural’
to ‘General Industry’; Lots 1, 2, 8, 9, 10, 11 & part Lot 9500 Munday Loop,
Hyden from ‘Urban Development’ to ‘General Industry’; Meeking Crescent,
Hyden, to be recognised as a Local Road Reserve; and a number of scheme
text changes.
The purpose of this omnibus amendment is to amend several parts of the scheme consistent with the ‘Report of Review’ considered by the Western Australian Planning Commission in May 2022. This Amendment includes rezoning and mapping changes.
The purpose of this amendment is to:
• rezone various lots within ‘Development Area 16’ from ‘Development’ to ‘Residential (R40)’, ‘Residential (R60)’, ‘Residential (R80)’, ‘Residential (R100)’, and ‘Mixed Use (R80)’
• reclassify land within ‘Development Area 16’ from the ‘Development’ zone to a local reserve for ‘Parks and Recreation’ or ‘Local Road’,
• reduce the extent of ‘Development Area 16’ special control area boundary, and
• amend the Scheme Maps accordingly.
Rezoning of Lot 30 within ‘Development Area 16’ from ‘Development’ to ‘Residential (R100)’ and reducing the extent of the ‘Development Area 16’ (DA16) special control area boundary.
The Metropolitan Redevelopment Authority (DevelopmentWA) has prepared the Bentley Redevelopment Scheme which proposes to guide development of the Bentley Redevelopment Area.
The amendment proposes to rationalise various lots and reserves by rezoning land from ‘Development’ to ‘Residential’ and ‘Local Scheme Reserve – Public Open Space’. The Local Structure Plan No. 64 text and provisions, and relevant scheme maps, are to be amended accordingly.
The amendment proposes to rationalise various structure plans within Development Area (DA) 31, and to rezone various lots from ‘Development’ to Residential (R)20, R25, R30, R35, R40, R60, ‘Parks and Recreation’ and ‘Local Road’. The overall extent of DA 31 will be reduced to reflect the rationalisation.
The purpose of the amendment is to rationalise the extent of the ‘Primary Regional Roads’ reservation for parts of the Mitchell Freeway, by transferring land from the ‘Primary Regional Roads’ reservation to the ‘Industrial’ and ‘Urban’ zones.
Amendment 52 proposes to amend the City of Perth’s City Planning Scheme 2 (CPS2) by inserting a new Special Control Area (SCA) over No. 935 (Lot 3), No. 937 (Lot 2) and No. 939 (Lot 1) Wellington Street in Perth. The purpose of the amendment is to establish a SCA over the site, in order to increase the base plot ratio for the site.
