Amendment 192 proposes to rezone Lots 15 (No. 442), St Albans Road, Baldivis, from ‘Rural’ to ‘Special Rural’. The amendment also proposes to include the lots in the plan reference tables at Schedules 4 - Special Rural Zones of the Scheme and amend the scheme maps accordingly.
The Shire of Denmark proposes to rezone Lot 3 South Coast Highway, William Bay from ‘Rural’ zone to ‘Tourist (T14)’ zone and amend the scheme map accordingly. Amendment 146 also proposes to modify the scheme text to insert Tourist T14 provisions for Lot 3 in Appendix XIII – Schedule of Tourist zones this will including setting out the permissibility of a number of land uses and introducing conditions. The scheme text is also proposed to be modified to introduce land use definitions into Appendix I – Interpretations for ‘Agritourism’ and ‘Workforce Accommodation’.
The amendment proposes to remove and amend scheme text provisions, references and appendixes superseded by the model provisions of the Planning and Development (Local Planning Schemes) Regulations 2015.
The amendment proposes to rezone Lot 305 Wentworth Road, Ocean Beach from ‘Rural’ to ‘Tourist’ and to introduce provisions at Appendix XIII of the Scheme. The proposed amendment is to provide for tourism activities and accommodation at the site.
The amendment proposes to provide planning controls to address the location of outlets that are primarily for sale of smoking related implements by modifying the definition of ‘Restricted Premises’ to include ‘or (c) smoking related implements’.
The amendment proposes multiple changes to the Scheme, including modifications to the land permissibility table, rezonings to consolidate existing land uses, insertion of a new additional use and insertion of new Scheme text.
The amendment proposes an Additional Use Area (No.2) (A2) to enable the consideration of grouped dwellings as well as remove the minimum plot ratio requirement, which includes:
• Modify zoning table notation to include a reference to the proposed Additional Use Area No. 2 (A2)
• Amend ‘Table 2 – Specified additional uses for zoned land in Scheme area’ to include grouped dwellings as discretionary 'D' use in Additional Use Area No.2 (A2), with clause 30 (2)(a)(i) of the scheme not applicable to the additional use area.
• Amend scheme map to include a notation regarding the location of Additional Use Area No. 2 (A2).
LPS Amendment 4 proposes to rezone part of Lot 9001 from ‘Urban Development’ zone to the ‘Residential’ zone (with a density of R20) and amend the Scheme Map accordingly.
The amendment proposes to amend Local Planning Scheme 1 Schedule 7 Special provisions relating to development on land zoned ‘Rural Residential Zone’ to include Lot 201 Burnside Road, Burnside with specific conditions and requirements for the purpose of enabling subdivision of the amendment area. The scheme map will be amended accordingly to reflect the inclusion of Lot 201 as R-R 44 in Schedule 7.
The LPS Amendment proposes to reclassify ‘Community’ land use category from ‘P’
(preferred use) to ‘C’ (contemplated use) across five precincts.
